Because of its status as a part of a broader condominium development, Mercato is subject to the provisions of the Master Deed and relevant condominium documents for The Village in addition to its own Master Deed, bylaws and rules.
This Owner’s Handbook summarizes selected parts of those governing documents, plus listing the rules that have been passed by the Association since its formation. Because many passages in the governing documents have been re-worded for easy reading in the Handbook, Owners should consult the underlying documents if legal clarification is needed.
All of Mercato’s common areas, including a 15’ perimeter around the Mercato section of Building 50, plus hallways, entrances, mechanical rooms, and several porches; all of which are managed by the Mercato Condominium Association Board. It is the responsibility of the Association and its Board to create guidelines and rules for use. Both Owners and Renters are expected to adhere to the policies established by the Association Board.
